Occupants Management
Day to Day Management of all occupants needs.
Adherence to lease / contract terms.
Overall responsibility on behalf of Owner.
Co ordination and liaising with statutory and public bodies
Liasoning with all Government and competent authorities.
Insurance renewals and negotiations
Monitoring and payment of taxes.
 
AMC Management
Prompt handling the AMCs of various electrical / mechanical equipments.
Negotiation and renewal of AMCs
Approve Repairs and Charges
 

Vendor Management:

Following up with Vendor’s Service level compliances
Following up with Vendor’s statutory compliances.
Rate negotiations for cost optimization.
 
Finance Management
Collection and tracking of rentals and maintenance fee etc from the occupants.
Managing outgoing maintenance expenditure.
Managing the account ledger and open book
Record keeping & Reconciliation of books
Preparing the annual Balance sheet and profit and loss account.
Tracking of extra ordinary expenses and revenues, one time expenditure and unbudgeted proposals.
